• Must-have list: 5 items max, written down
• Nice-to-have list, kept separate from must-haves
• Commute test-drive done at rush hour for top neighborhoods
• Send us listings before offer day so payment math is ready
• Ask about property taxes on each serious candidate — they vary a lot by city
• Check USDA eligibility on any home outside the city core
• Note HOA dues on condos and townhomes — they count in your qualifying math
• Take photos of anything that could become an inspection question
